An oldie, but a goodie. This was in one of the older wood buildings at the Kihei Akahi. We really had to fight the building on this one. The floors were out of level 1.5'' from the from door to the rear lanai and we can remember that one bedroom was over an inch out across 12'. Island problems! We went deep into our bag of tricks and did all we could to fool the eye and make it feel like we didn't just get off the boat. This would become a pretty typical remodel as far as the finishes went. White shaker cabinet installation, Silestone countertop installation, wood plank tile installation, glass mosaic backsplash installation, and barn door installation have all become the norm when it comes to kihei condo remodels. What sets us apart is the WAY its installed, with the utmost attention to detail. But, while barn doors are everywhere, the custom closets behind them are not, that is, unless you’ve hired us.

Tim Lloyd Construction was responsible for the following: Cabinet installation, interior floating sapele staircase installation, exterior floating ipe staircase installation, exterior door installation, interior door installation, baseboard installation, steel cable railing installation, installation of sapelle TV wall, floating sapele kitchen lighting tray, some floating shelves, the list goes on. And we still dream about this project.

This was a part time vacation rental / part time winter home for the owners parents, and our client decided to do a significant upgrade and stoke out Mom and Dad. What a guy! This was actually our third project in the Haleakala Shores complex, but only our second complete remodel. All in all it was pretty typical for a Kihei condo. Scope of work included popcorn ceiling removal with retextured ceilings and walls, we installed white shaker cabinets, interior door replacement with new 2 panel doors, square trim baseboards and door casing, granite countertop installation, and installation of new fans and lighting.

Although the remodel was pretty consistent with most condos in the complex, we did have the opportunity to do a couple of things differently on this one. Because space was so tight upon entering, we opted to redesign the entire entry. This involved opening up a closet by removing the header and pushing the water heater to an outside closet. Tim then had the thought that appliances now a days are so attractive, why hide them in a closet? We decided to incorporate them into the kitchen plan and increase our overall countertop space. We then decided to use stucco foam as a sort of disguise for wires running to fans and make it look like it was a structural component to the building that we plastered over. So much easier on the eyes than your typical wire mold when you need to run electrical wires over cement walls or ceilings. Both of those ideas were firsts for us on this project and we have used both ideas several times since then.

Sometimes you have that first meeting with a client and it just clicks, and if you’re really lucky you just know that you're going to be buds. We were hired on to this full remodel after meeting the new owner during a smaller kitchen remodel across the hall. In this case our client was not only good for a barrel of laughs, but he was also a designer and had some ideas that were way outside of the box from our typical Kihei condo remodel.

We love a challenge, and we love a unique build even more.

Scope of work on this full condo remodel included the full kitchen remodel with a removed wall, relocated appliances, a faux beam to house electrical lines and lighting, continuous grain walnut cabinet installation, scalloped backsplash tile installation, tankless water heater installation, 3CM Caesarstone countertops with waterfall edges, hand crafted shower tiles, epoxy floors, interior door installation, new split AC installation, new interior painting throughout, and at the very end of it all we decided to build some custom walnut shelving with more waterfall edges. It seemed to fit the theme in what we can only describe as a 60's mod beach condo. Super groovy if you ask us.

What do you do when your grandson comes out for a Maui vacation and cracks his head on the slippery tile? Naturally, you remodel! We were hired as the remodel contractor to bring this home back into modern times. We started by extending the back lanai to create a nice lounge area in the shade, then we resurfaced the pool deck with tumbled travertine and new waterline tile in the pool. The clients quickly realized that the rest of the house was decades behind their new hardscape design in the backyard, which led us to design and complete a full kitchen remodel as well as install new flooring and trim throughout the house.

We were then contracted to build out a bedroom addition, replace windows, and ultimately put the final touches on the exterior with a new stucco finish to bring this home into modern times! Features on this kitchen remodel included Dekton countertops with waterfall edges on mahogany cabinets. The bathroom remodel featured floating countertops with our own version of nightlights, which are LED motion sensor lights underneath the cabinets.

Our carpenters fabricated custom valances for the automated shades on the Fleetwood sliders out of mahogany crown molding, and perhaps the most fun feature of all... a dumb waiter that brings up the groceries from the downstairs garage right into the kitchen pantry!

Take on a remodel, gain an Uncle…and an Aunty. Once again, we were blessed with the best clients ever. Truly a part of the family, this Ohana still doesn’t mind showing off their home to potential clients for us. And let me tell you, the talent level of the tour host is nothing short of amazing. This was a newly purchased home that had funky colors, poorly painted cabinets, and weird stuff going on just about everywhere you looked. We were initially hired to do a complete interior remodel featuring a reconfigured layout of cabinets and appliances in the kitchen remodel, an expanded laundry room, three bathroom remodels, with new tile flooring installation downstairs, and interior paint throughout the home.

We were given a bit of creative freedom with redesigning access to some closets and doing a little bit of custom carpentry work on a special little display niche. The clients quickly found out that if they could dream it, then we could build it. Ultimately, we ended up doing more custom carpentry and fabricating some mahogany handrails on the staircase, and then deciding to keep the theme running through a new upper deck featuring more mahogany on the posts and handrails of the stainless steel cable railing system. Most recently there has been a pool added as well as the exterior painting of the entire house. Good as new!

This home was purchased by a family of 6 from the mainland. Although the house had been custom built by the previous owners, it was never actually lived in. While it was beautiful, and the location was perfect, it just didn’t feel like home to them. After meeting with them and walking the property we saw their dreams and knew we needed to be the builders on this project and they knew they needed to find a team of exceptional Maui carpenters that could take on their dream home.

This is our favorite kitchen remodel we have done to date, but it didn't stop there. We also built a custom entertainment wall, a laundry room addition, remodeled four bathrooms, replaced floors and baseboards throughout the house, installed windows, and a custom carpentry pantry complete with a secret door. Other fun features were the tongue & groove ceilings with faux beams, shiplap walls in the bathroom, cement tiles in the mud room, exceptional lighting, Quartzite countertops with a single slab island measuring at over 70 sq ft, and automated shades throughout this Wailea dream home!
